Home My Dream is a real estate marketing, advertising and listing platform. We provide a space for property owners, brokers/channel partners, builders and home-service vendors to publish and market their properties, projects and services to potential buyers, tenants and customers.
We are not a real estate agent, broker, builder, developer, bank, NBFC, or a party to any sale, purchase, rental, lease or service agreement made between users of this Website. We do not buy, sell, rent, broker, finance or take title to any property listed here. Any transaction, negotiation, agreement, payment or dispute arising between a buyer/tenant and a seller/owner/broker/builder/vendor is strictly between those parties, and Home My Dream is not liable for it in any way.
Where we describe the Website as a "no brokerage" platform, this means Home My Dream itself does not charge buyers or tenants a brokerage/commission for connecting them with listings. It does not mean that individual listers (owners, brokers, builders, vendors) cannot be brokers themselves or cannot charge their own fees, commission or service charges independently.
Any amount paid to Home My Dream for a "Paid" listing, Featured placement, project promotion, or service listing is solely a marketing / advertising / promotional fee for visibility on the Website. It is not brokerage, not a booking amount, not a token/advance for any property, and does not guarantee any sale, lease, lead, enquiry, footfall or outcome.
Property details, project information, pricing, photographs, videos, RERA numbers, possession dates, amenities, service rates and all other content on listings are submitted by individual users (owners, brokers, builders, vendors) and not created or independently verified by Home My Dream in full. While we may review submissions before approval, we do not guarantee the accuracy, completeness, legality, or current status of any listing.
Users are strongly advised to independently verify all property/project/service details — including title documents, ownership, approvals, RERA registration, pricing and possession — directly with the lister and relevant authorities before making any decision or payment.
RERA registration numbers, if displayed against any project, are as provided by the builder/lister. Home My Dream does not independently verify RERA registration status. Buyers must check the current, official status of any project on the relevant State RERA website before proceeding with any booking or payment.
Nothing on this Website constitutes an offer, invitation to offer, or solicitation for the sale/purchase of any property, and nothing here should be construed as investment, legal, or financial advice.
Listings may include links to third-party content such as YouTube videos, builder/project websites, or Google Review pages. These links are provided by the lister for informational convenience only. Home My Dream does not control, endorse, or take responsibility for the content, accuracy or availability of any third-party website or platform linked from this Website.
By posting a property, project, service, review, or any other content, you confirm that:
We reserve the right to remove, reject, suspend, or ban any listing or account, without prior notice, that we believe violates these Terms, is fraudulent, or is otherwise inappropriate.
When you submit an enquiry, request a site visit, or contact a lister via call/WhatsApp on this Website, your name and contact details are shared with that specific owner/broker/builder/vendor so they can respond to you. Home My Dream is not responsible for how that lister subsequently uses, stores, or communicates using your details, beyond what is described in our Privacy Policy.
The Website and its content are provided on an "as is" and "as available" basis, without warranties of any kind, express or implied, including as to accuracy, merchantability, fitness for a particular purpose, or non-infringement. To the maximum extent permitted by law, Home My Dream, its owners, employees and affiliates shall not be liable for any direct, indirect, incidental, consequential or special damages arising out of or in connection with your use of the Website, any listing, or any transaction between users.
The Home My Dream name, logo, website design and original text/graphics are the property of Home My Dream and may not be copied, reproduced or used without permission. Photographs, project details and descriptions uploaded by users remain the responsibility of the uploader; by uploading, users grant Home My Dream a non-exclusive licence to display that content on the Website for marketing purposes.
Paid listings are processed via UPI/GPay as described at the time of posting, followed by manual verification of the payment receipt by our team. Fees paid for listing/marketing services are generally non-refundable once a listing has been approved and published, except where required by law or expressly stated otherwise at the time of payment.
We may update these Terms & Conditions from time to time to reflect changes in our services or for legal/regulatory reasons. The updated version will be posted on this page with a revised "Last updated" date. Continued use of the Website after changes are posted constitutes acceptance of the revised Terms.
These Terms are governed by the laws of India. Any disputes relating to the use of this Website shall be subject to the exclusive jurisdiction of the courts at the location where Home My Dream is operated from.
